Invest Alongside a Manager with a 40-Year Track Record
Private real estate has long been a cornerstone of institutional portfolios, but individual investors have often had limited access to the asset class - or have had to invest through pooled funds and intermediaries.
Lightstone DIRECT offers a different approach. Accredited investors can invest directly in select real estate opportunities alongside Lightstone, a vertically integrated owner/operator with more than four decades of experience and a $12 billion real estate portfolio.
We invest 20% or more of the equity in every offering, aligning our interests with yours from day one. Our in-house team oversees acquisitions, asset management, and investment execution, with property operations managed by Lightstone and, where appropriate, experienced third-party operators.
No blind funds. No intermediaries. Just direct partnership.

ODDSBRIEFING
The Newsletter That Finds Money Where Bookmakers Don't
Issue 35 | Week of 21–23 August 2026 | Six plays · 14% risked
SUBJECT LINE Last week we paid 5% for the same mistake
PREVIEW TEXT Both full losses came from bets with no refund. Six plays, rebuilt so that cannot happen twice.
United −1.0 at Hull, the biggest position we have published. The Arsenal opener is a trap and we are not touching it. Two prices go tonight. ⚡
📋 The Card
Reading the lines. DNB refunds on a draw. −1.0 refunds on a one-goal win. Quarter-balls split across the two nearest lines: −0.75 pays half on a one-goal win, −0.25 refunds half on a draw.
Floor is the price below which the bet is off. All odds are Betfair Exchange, timestamped Friday 21 August. Prices and results are fact; fair values are inference.
📈 Performance Snapshot

One winner, one half-winner, two pushes and two bets that lost every penny. Week 34 returned −2.66%. Hvidovre cashed, PSV half-cashed, Boro and Villarreal pushed, Midtjylland and Union SG lost in full. YTD we are +52.25% across 33 tracked weeks — 23 green, ten red.
The honest read. We named both losses before they happened and then did not act on the naming. On Midtjylland we wrote that a −0.5 has no push and that a draw takes the full stake — then made it the biggest position on the card and drew 1–1. On Union we set a walk-away condition for a rotated eleven, watched them name a full-strength side, kept the bet and lost the lot to a 0–0. Neither read was wrong. Both instruments were — the only two bets on the card with no refund anywhere, and between them they cost 5%.
How this is calculated. An additive running sum of weekly percentage return on a 100-unit bankroll, settled at Betfair Exchange prices, every pick timestamped before kick-off. Nothing is back-dated and no losing week is omitted — the ten red bars above are all of them. Reply for the quarterly workbook.
🎯 The Sharp Take: Hull City v Manchester United
Premier League — Matchday 1 | Saturday 22 August, 12:30 BST | MKM Stadium | Analyst: James McGill
Man Utd −1.0 @ 1.53 | 3.5% stake | Floor 1.49
Saturday lunchtime at the MKM Stadium, nine years of waiting compressed into a 12:30 kick-off, in front of a home end that has not watched Premier League football since 2017.
What the market is missing. Hull are not a promoted side arriving at full strength: Butland, Hughes, Zambrano, Gyabi, Matazo, Drameh and Morita all out, Egan and McNair doubtful. They came up sixth through the play-offs rather than across 46 matches, conceding 66 league goals on the way — the fourth-worst defence in the Championship. United closed last season W-W-W-D-W and are unbeaten in nine of their last ten Premier League away matches, holding the opposition to five shots on target or fewer in all ten. That is a side that wins away by controlling the game, which is what a −1.0 needs.
The model's number. McGill: "Fair value is −1.25. At 1.53 the market implies 65% for the two-goal win once the one-goal push is set aside; our estimate is 69. Hull have a season to be competitive in. They do not have this Saturday, with seven senior players in the treatment room."
Our take. 3.5%, our largest position this year, at 1.53, our shortest price. I want to be straight about the discomfort in holding both at once, and about the stat that argues against us: Hull kept a clean sheet in five of their last ten, and a 12:30 opener in front of a full house is exactly when a promoted side defends for its life. The −1.0 is what makes that survivable — a 1–0 hands the stake back. That refund is the entire reason this is 3.5% and not 2%.
⏰ Execution. By this evening. Opening-day United is the heaviest recreational flow in English football and a 12:30 kick-off compresses it into Saturday morning. Our read — inference, not fact — is that 1.53 shortens rather than drifts. Off below 1.49.
🔥 This Week's Plays
United is covered in full above. The other five, in stake order.
🔥 HIGH CONVICTION
RC Lens v Auxerre | Lens −0.75 @ 1.81 | 2.5% stake
Ligue 1 — Matchday 1 | Saturday 22 August | Stade Bollaert-Delelis | Analyst: Peter Hayes
Edge. Fourteen wins from seventeen home league matches last season, thirteen goals conceded across the lot. Lens finished second, six off PSG, then beat them 1–0 last weekend to lift the Trophée des Champions with ten men for an hour. From Hayes: fair value −1.0; at 1.81 we are taking three to four points.
Risk — and it is a specific one. Lens have not covered a full one-goal line in five of their last six against Auxerre — last season's double was 2–1 and 1–0, and the −0.75 only half-pays on that scoreline. They are also without Antonio and Hazard to suspension and five more to injury, and Will Still takes charge of Auxerre having spent two years learning how Lens set up.
Why high conviction on a half-win. Because the losing scenario needs Auxerre — two away wins in seventeen last season, thirteen players unavailable, a manager one week into the job — to take something from a ground that conceded thirteen goals all year. A play whose bad outcome is a half-refund and whose likely outcome is a half-win earns 2.5%. It would not earn 3%.
⏰ Execution. Saturday morning. Floor 1.74.
📊 MEDIUM CONVICTION
Millwall v Norwich City | Millwall Draw No Bet @ 1.75 | 2% stake
Championship — Round 2 | Saturday 22 August, 12:30 BST | The Den | Analyst: James McGill
Edge. Eighty-three points, third, eighteen clean sheets — a division high — and the best away record in the Championship, then a 2–0 at Bristol City and a QPR scalp in the Carabao Cup to open this one. DNB takes that gap without paying for a margin from a side built to win 1–0, not 3–0. From McGill: fair value 1.67; at 1.75 the market implies 57% once the draw is removed, our estimate is 60.
Risk. Norwich out-shot West Brom better than two to one — the performance was not the scoreline, and they won at The Den in April. Millwall are without Azeez, Crama and Mazou-Sacko. Removing the draw, not the form line, is why this is 2%.
⏰ Execution. By this evening, alongside United — same 12:30 kick-off, same money. Floor 1.68.
Fortuna Sittard v AZ Alkmaar | AZ −0.75 @ 1.84 | 2% stake
Eredivisie — Round 3 | Saturday 22 August, 16:30 CEST | Fortuna Sittard Stadion | Analyst: Peter Hayes
Edge. This price is built on two results at one ground. AZ have lost their last two visits to Sittard and the market is still charging them for it — against an AZ side that has since gone fifteen without defeat and sits top of the Eredivisie on a perfect six. Fortuna have not kept a clean sheet in twenty-eight matches. From Hayes: fair value −1.0; at 1.84 the market implies 54% for the two-goal margin once the half-push is priced, our estimate is 58.
Risk. The venue record may not be noise. Fortuna have taken a point off PSV this season and scored five goals through five different players in two matches — the 4–3 in December is what that looks like against AZ specifically. A draw takes the full stake.
⏰ Execution. Saturday morning, after Dutch team news. Floor 1.76.
Frosinone v Juventus | Juventus −1.0 @ 1.66 | 2% stake
Serie A — Matchday 1 | Sunday 23 August, 18:30 CEST | Stadio Benito Stirpe | Analyst: Jacob Nielsen
Edge. Juventus have won the last five Serie A meetings by an aggregate of 12–3, scoring at least twice in every one, and kept a clean sheet in six of nine meetings across all competitions. Frosinone have lost all three home Serie A matches against them. From Nielsen: fair value −1.25; at 1.66 the market implies 60% for the two-goal win once the push is set aside, our estimate is 63.
Risk — and it sets the stake. In each of those three home defeats Frosinone conceded exactly two. Score once and 2–1 refunds the stake and pays nothing — the most recent meeting was that exact shape, 3–2 at the Allianz. Frosinone also opened with a 4–1 over Juve Stabia and have no confirmed absentees. 2%, and the push is the only reason it is not less.
⏰ Execution. Saturday evening. Italian opening-weekend lines sharpen late, once squads are confirmed. Floor 1.60.
AC Horsens v Lyngby | Horsens −0.25 @ 1.88 | 2% stake
Danish Superliga — Round 5 | Sunday 23 August, 16:00 CEST | CASA Arena | Analyst: Jacob Nielsen
Edge. Two promoted sides, four rounds in, and the table has separated them: Horsens fifth on four points, Lyngby tenth on two and still winless. We watched Lyngby closely last Sunday for the wrong reasons — what stood out was needing a 59th-minute equaliser to take a point off a Midtjylland side rotating for a European playoff. Lyngby have conceded in every league match and are missing Højer, Garananga and their first-choice keeper. From Nielsen: fair value 1.78; at 1.88 we are taking roughly three points.
Why not more. A draw costs half the stake, which makes the likeliest single outcome a 1% loss rather than a push. Four rounds of two promoted sides is thin evidence to size on.
⏰ Execution. Saturday evening. Danish lines are the thinnest markets we touch and move on almost no volume. Floor 1.80.

📍 Where to Bet
Betfair Exchange for the Asian handicaps — the only place the −0.25 and −0.75 lines price honestly. Pinnacle for the Danish market, where limits matter more than price. Bet365 holds the best numbers on both 12:30 kick-offs.
All odds quoted are Betfair Exchange prices at time of writing. Lines move — always check the current price, and never take a bet below its floor.
⚠️ Trap Game Alert: Arsenal v Coventry City
Premier League — Matchday 1 | Friday 21 August, 20:00 BST | no official play
The narrative trap. Arsenal took Manchester City apart 3–0 in the Community Shield, Calafiori scoring inside twenty-four seconds, and the visitors have not been in this division since 2001. Take Arsenal −2.0 and get the season started.
The reality. The result is not the trap, the margin is. Arsenal are unbeaten in a record forty-five home league games against promoted opposition — but that is forty wins and five draws, which says nothing about covering two goals. Coventry did not scrape up: 95 points, the title by eleven, the most goals in the division (97) and the fewest conceded (45). Arsenal are without Saliba and Timber.
Our stance. Stay away. Backing the champions is not the error — paying two goals for it on opening night, against the best defence in the second tier, without your first-choice centre-back pairing, is. No official play.
💡 Bankroll Tip: Buy the Refund Before You Buy the Edge
Not one bet on this slate lets the second most likely outcome take the whole stake. That is arithmetic, not caution: across weeks 33 and 34 we lost ten points of stake outright, and seven sat in three bets — PSV −1.5, Midtjylland −0.5, Union −1.25 — where a draw or a one-goal margin took everything. Only Malmö lost the way a bet should, by losing the match.
So the rule running this whole card: pick the side, buy the cheapest refund available on that side, and only then set the stake. A −0.75 at 1.81 with a half-refund usually beats a −0.5 at 1.95 without one. The fourteen pence is what it costs to not be wiped out by the likeliest scoreline.
🏆 League Intel
Three leans for the weeks ahead. Nothing here restates a bet above.
Premier League. Fulham v Chelsea on Monday is Xabi Alonso's first competitive match in charge. New-manager openers are systematically overbought. Early lean: Fulham.
Championship. Lincoln led at the Riverside for fifty minutes and lost to a ninety-first-minute goal — the market reads a promoted side losing at a promotion favourite, we read one that should have won. They host Portsmouth on Saturday live on Sky, which is the wrong week: televised home openers at promoted clubs are the most overbought prices in the division. Early lean: Lincoln on the handicap from round four, once the cameras leave.
Danish Superliga. Midtjylland are mid-tie with Rijeka — first leg Thursday, return 27 August — and host Randers on Sunday in between. The discount window flagged in Issue 34 is still open. Early lean: Midtjylland handicaps in round six, once the market stops charging them for Europe.
📨 Before You Go
Do this now. United −1.0 and Millwall DNB both go by this evening — same 12:30 kick-off, same overnight money. Everything else has room.
Tonight's Arsenal game is not a bet. It is the one we are telling you to leave alone.
All six settle Tuesday, in the archive, whichever way they go. (Spotted something we missed? Reply.)
Bet smart. Beat the close. Build the bankroll. 🎯
